Is the market ready to turn around?  If history repeats itself, all that has to happen is that Californians are able to sell their homes again so they can move here.  If the numbers in CA recently hold, then we might have seen the bottom.

The distressed real estate market in the Prescott area was busy on the listing AND closing sides this week. Twenty-seven new foreclosed or short sale homes coming on the market, about one in every three homes being listed in the Prescott Arizona Area MLS system, and one half of the closings, or 12/24, were distressed sales in Prescott, Prescott Valley, Chino Valley, Dewey-Humbolt and the outlying areas of Yavapai County.

The difference between what newly listed traditional pricing and Prescott foreclosed/REO and short sale properties per square foot remains with strong at a 24% discount.  

On the sales side, the discount between REO/bank-owned/short sale and traditional resale was 36%!  You want a bargain in the Prescott area market?  Now is the time.

The percentage of foreclosed/REO/short sale new listings on market went up a little from 27% to 29% this week.  Last week 36% of the pending sales were REO or Short Sales, and this week they were made of 39% of the deals going into escrow.  The amount of REO/Short Sales that closed last week went from 23% last week to 50% this week.  REO/short sales also sold about 20% faster than traditional resales.
