Great question and one that many people are probably asking.  I think 5 years is a good timeframe to consider as a minimum hold period on a home...remember when people bought 5 yr CDs?

As far as flipping properties in today&#039;s market, it can be done if you buy the right property.  Betting on appreciation and not looking at the 3 month flip fundamentals is not the way to do it though.  

In either case, I always like to use OPM...other people&#039;s money.  Keep as much cash as you can while leveraging your credit.
